WE GET IT. DEVELOPERS ARE NOT ALWAYS WELL THOUGHT OF.

THAT’S BECAUSE DEVELOPMENT IS LOCAL – ALWAYS NEXT TO SOMEONE AND OFTEN NOISY AND ANNOYING. 

And developers are often thought to be motivated only by profits and want to complete as many transactions as possible. While this is not unique to the development industry, it can be particularly challenging because development activity is local. There is no avoiding it, development always occurs in someone’s “backyard.”

WE THINK IT’S TIME THAT CHANGED. 

What about a developer that aspires to improve the community along the way? When you buy a home, you are buying more than a home. You are also buying a community. It is a dual-consideration. Do we love, the home? Do we love the community? We urge our buyers to never settle. You have to love, both.

Is a community just a geographic location? Or a random group of people who share a longitude? Or even something more specific like a neighborhood? We don’t think so.   At 3 Square we believe a community is more than that…or at least it can be. 

WE BELIEVE COMMUNITIES ARE MANIFESTATIONS OF POTENTIAL.

The potential for a shared vision, common values and the desire to make something better. Its people acting on behalf of not just their best interest but their neighbors’ and future neighbors’ best interest. It’s work but it’s also a labor of love.

A community places the collective good ahead of selfish interest. And by doing so, creates a feeling of belonging.

Isn’t that what we all want…to be part of something greater than ourselves? ​

 

​We think so. That is why at 3 Square, we aspire to everything a community can be. And we hope to contribute to that potential.

WE BUILD COMMUNITIES ONE HOME AT A TIME.

This means two things.  First, we are a small, luxury builder.

It’s literally just the two of us - no corporate offices or staff. We have our general contractor, interior designer and the whole team around us who do all the hard work, but our “company” is a husband and wife (and two teen boys who work behind the scenes). And since we only do 3-4 projects a year, we are selling one home at a time.

Second, embedded in our business model is the support of the communities in which we work. 

A COMMUNITY IS THE RESULT OF AN ON-GOING RELATIONSHIP. 

A community is not a transaction. In fact, it is just about the opposite of a transaction. A community is the result of an on-going relationship. And, communities create virtuous cycles. The stronger the relationship, the more viable the community…and vis-a-versa. 

The local Little League team, your Facebook Group, #Frenchbulldogs or the neighborhood bar. Communities come together—and stay together—because of relationships. Put another way, relationships build communities. Transactions do not. In fact we have built relationships right into the way we do business and how we give back. 

ABOUT 3 SQUARE

Denver-based 3 Square Development is a boutique, luxury real estate development firm.  Each property is given individualized care, distinctive finishes and nuances that are unexpected in newly constructed speculative homes. 

 

3 Square is committed to the communities where they build as well and gives back $10,000 among the neighborhood public schools in which the home is located and $5,000 to local non-profit Savio House, each time a 3 Square home is sold. 

MEET JULIE & STEVE

Julie and Steve Williams are the owners of 3 Square Development. After 20+ years at various Fortune 500 and start-up companies, they decided to take their previous experience in real estate investing and their passion for Denver and turn it into their full-time business.  

After 15 years of real estate investing on a passive basis, it was time to leverage their corporate experience in financial management, negotiations, networking and marketing to build an active real estate development business.  Their complementary skills allow them to focus on separate parts of the business while coming together day-to-day to manage various aspects of the projects. And a little known fact…Steve and Julie dated in high school for three months, split up and reconnected 15 years later. And now, married over 20 years with two boys!

JULIE

Julie was born and raised in Ohio and graduated from The Ohio State University.  She spent 20+ years in advertising and marketing with large companies like DDB Needham Chicago and Motorola.  She started her own consulting business in 2000 and developed marketing, communications and training programs for clients including Mercedes-Benz, ADT Automotive, Indian Motorcycles and others. Most recently, she led a large product training team for BMW North America.  

 

As a licensed real estate broker, Julie manages all aspects of the property transactions for 3 Square. This includes sourcing original properties for development and all the buy and sell processes.  Additionally, Julie oversees the interior design and marketing aspects of the company. Her vast experience in the luxury automotive market and the mindset and buying behaviors of luxury clients, lends itself seamlessly to the luxury home market.,

STEVE

Raised in Ohio, Steve graduated from The Ohio State University and began his career in the telecommunications industry. He spent over 25 years as a sales management executive working for large Fortune 500 companies including AT&T and Sprint and most recently with Boulder-based start-up, Zayo Group. Zayo was a privately held company in early 2008 when Steve joined as Vice President of Custom Solutions. Zayo did an IPO in 2014 and is now a $14B Company. Steve left his role as Senior Vice President to focus full-time on real estate development.

At 3 Square, Steve‘s areas of focus include deal analysis, financial modeling, contracts and contractor management. Steve utilizes his experience to ensure solid project selection and delivery.
